Our Marketing Plan

When people make the decision list their equestrian estate, horse facility, farm, or ranch for sale with Equus Estates, most people generally have two goals in mind. The first is to sell their property for the best possible price, and the second is to sell it as quickly as possible. At Equus Estates, our priorities are to always do our best to help you achieve your goals, to respect your time and your schedule, to explain everything to you every step of the way, and to make the entire process as simple for you as possible.

Here’s what we will do to make it all happen.

We will show your property to prospective buyers. This may sound obvious, but is all too often not the norm. Lockboxes and “owner-showings” are now a commonly accepted way to conduct business. If your house is on a lockbox, are you comfortable letting people you have never met walk through your home and property while you are away? Conversely, why should you have to spend your own time to show people around the property? That’s what we get paid to do. We are REALTORS®, and have extensive experience and training in how to show your property to buyers in the best possible light, answer all their questions, and sell them your property. Part of our job is to make your life as the Seller as easy as possible. We believe that we, as your representatives, should always be there for all showings. We are there to look after you, your property, and your best interests.

We are well connected within the equestrian community, both locally and internationally. Cheryl Dewson and Telf Maynard both come from equestrian families going back generations. We attend, sponsor, and even organize equestrian events throughout the Greater Vancouver and Fraser Valley, and on Vancouver Island. Among our many other connections, we are the Official Real Estate Agents to Thunderbird Show Park. We are well known, well respected, and well connected. This helps us to know right away who might be interested in buying your property, even before it is listed on the MLS System® or advertised on our website. We have the buyers. Because we have the most comprehensive list of equestrian estates, farms, and ranches on the web, buyers already come to us when they are looking for an equestrian property. We also advertise in Gaitpost Magazine, Pacific and Prairie Horse Magazine, Equine411.com and IslandHorses.com. Wouldn’t it be nice if we could bring you a buyer for your property without going through the hassle of repeated showings every time a new prospective buyer wants to view your property? We know many people who are sitting on the sidelines waiting for just the right property to come along. Is yours the one they have been waiting for?

We are very cooperative. When you list your property with us, if we don’t already have a buyer in mind, one of the first things we will do is individually contact other REALTORS® that may. We will immediately compile a list of recent property sales that are similar to yours and ensure that the agents that sold these properties are aware that yours is now for sale. They may have a buyer waiting. Statistically, about 80% of properties are sold to a buyer that has a real estate agent other than the ones that listed the property. This means that, without a spirit of cooperation, up to 80% of the potential buyers for your property might not be contacted by their agent regarding your property.

We maintain “friendly competition” relationships with other equestrian real estate agents throughout British Columbia. They help us by bringing their buyers to our listings. While it makes good business sense for us because we will likely be able to sell your property more quickly, it also makes perfect sense for you because it exponentially increases the number of buyers that will be informed about your property. More buyers means more interest in your property, which translates into a quicker sale at a better price.

We believe in advertising. When you list your property with Equus Estates, we will send out an advertisement to your neighbourhood in case a neighbour is interested in moving or knows someone else who would like to move into the neighbourhood. We will also, of course, feature your property in our Blog and on EquusEstates.
